Can my patio be turned into a sunroom?

A patio-to-sunroom conversion in El Monte builds walls, windows and a roof on the concrete patio you already have, so a space you hardly use becomes a room you can sit in out of the sun and wind.

Most people who call us have a back patio that bakes in summer and sits empty most of the year, and they'd like a room there instead of more bare concrete. The price moves most with the kind of room you choose, either a closed-in room for the warmer months or a heated and cooled room open to the house. After that, it moves with the size, the glass and doors, and how much work the slab needs before walls can go on it. The schedule turns mostly on that slab work and on permit review and inspections when the job calls for them. Once I've measured and heard how you'd like to use the room, the estimate gives you a written price for your own patio.

How we handle a patio-to-sunroom conversion

I start by looking at where the slab edge sits against your house and how the slab was built, because most patios were poured to walk on, not to carry walls. We plan the walls around what we find so water stays out and the room sits right. Then our crew frames the walls, sets the windows and doors and builds the roof. The spot where our roof ties into yours is the part I'm most particular about, so we flash that joint with metal that sheds water down and away before the ceiling goes in, and then we finish the inside and clean up.

If the space you'd like to close in is a raised wood deck rather than a concrete slab, the job starts from a different base, and our deck-to-sunroom conversion work is built for that. If you already know you want a room you can heat, cool and leave open to the house, take a look at our all season rooms, since that choice shapes the walls, glass and roof from the first drawing.

Patio-to-sunroom conversion permits and slabs in El Monte

In El Monte, the city's Building Department is the main contact for plan review, permits and inspections, and the counter staff there tell you which other city departments need to see a job. We confirm with them what your conversion needs, and when the job calls for a permit, we prepare and handle the paperwork and keep you posted at each step. New applications there are designed to the current California building codes and to the city's earthquake and wind criteria, so a heated room open to the house gets drawn and framed with that in mind. A soils report for your property can also set the earthquake category the design has to meet.

Most back patios we see around El Monte were poured as an open slab beside the house, often under an older patio cover, and very few were poured with walls in mind. We see the same kind of slabs on jobs in Rosemead and Temple City, and we work in many of the cities around El Monte, so if yours isn't listed, please ask.

What happens when you call about your patio?

  1. Call or send the form

Call (626) 416-2088 or fill out the form on this page. We'll set a time that suits you for me to come out to the house.

  2. I measure and write it up

I look at the patio, the slab edge and the wall it meets, and I listen to how you'd like to use the room. Then I write up an estimate that shows what the room includes and what the slab needs, so you can see where the money goes before you decide.

  3. Settle the design and permit

We settle the design together, and we take care of the permit paperwork when the job calls for it. El Monte inspections need 24 hours' notice and run Monday through Thursday, 8 a.m. to 4:30 p.m., with none on Fridays or federal holidays, so we plan our work around those days.

  4. Our crew builds, I walk through

Our own crew builds the room, from the base on the slab to the roof tie-in. When it's done, I walk through the finished room with you so you can ask about anything before we call it complete.

Why El Monte homeowners call Viewcraft for patio conversions

  • I come out, our crew builds

I come out myself to look at your patio, measure it and talk it through, and our own crew does the building. The person who planned your room is the same person the builders answer to.

  • Building in El Monte since 2017

I started this business here in 2017 after some years on building crews, and most of our calls since have come from homeowners with a patio or deck they hardly use. Turning that space into a room is the work we know best.

  • No more room than you need

I'll give you the reason for each choice before I recommend it, and I'd rather explain it twice than have you surprised later. Nobody gets talked into a bigger room than the way your family will really use it.

  • Licensed and fully insured, every job

We're licensed and fully insured. A sunroom ties into your house's roof and walls, so it's worth asking any contractor to show you both before you sign.

Your satisfaction, guaranteed. When you're ready, please send us a note or call (626) 416-2088, and I'll set a time to come out.

Questions about patio-to-sunroom conversion in El Monte

How much does a patio-to-sunroom conversion cost near El Monte?

Building a three-season sunroom in Los Angeles usually costs about $115 to $155 per square foot, and that's the going range for a room closed in for the warmer months, not our price. A heated room open to the house, or a slab that needs work first, usually costs more. The estimate I write up after measuring gives you the figure for your own patio.

Can my existing patio slab hold sunroom walls?

The slab edge decides how new walls go on. When a slab sticks out 4 inches or more past the house's foundation wall, walls built in line with the house leave a ledge, and that ledge raises concerns about water seeping in and about safety. One construction guide's fixes are a masonry block curb on the slab, a bolted pressure-treated wood base, or cutting the slab back flush with the foundation, and I'll tell you which suits your patio once I've seen it.

How do I know if my patio slab can be cut for a sunroom?

The slab has to be checked for post-tension cables, steel tendons pulled tight inside the concrete, before anyone saw cuts or breaks it. A City of Milpitas building handout warns that cutting a tendon can be very dangerous and expensive to repair. That's why I check how your slab was built before any cutting goes into the plan.

What changes if I want a heated sunroom open to the house?

A room that's heated or cooled and opens into the house is a different room from a closed-in patio, so it's best decided before anything is designed. A City of Laguna Hills handout says turning a patio into living space may need upgrades to the foundation, roof framing, electrical and fire life safety, and can add a vapor barrier, a reinforced slab and footing, wall bracing, heating and insulation. If that's the room you want, plan your budget for more than new walls.

What should a sunroom contract include in California?

California requires a written contract for any home improvement job over $500, and it has to tell you about your right to cancel. It must also say who will get the permits and give a completion date, and the state caps the down payment at $1,000 or 10 percent of the contract price, whichever is less, with no exception for special-order materials. Please ask about each of these before you sign with anyone.

How long does a patio-to-sunroom conversion take?

How long it takes turns more on the room you pick, the slab work and any permit review than on the walls themselves. A closed-in room on a sound slab moves faster than a heated room that needs slab and electrical upgrades, and El Monte inspections only happen Monday through Thursday, as the steps above explain. I'll talk through the timing for your patio when I bring the estimate.

  • Deck-to-sunroom conversion

If your outdoor space is a wood deck instead of concrete, this is the job that turns it into a sunroom.

  • All season rooms

For a room you can heat, cool and use every month of the year, opened up to the rest of the house.
